Contracts
If you are renting a room in one of our properties we will issue you with an Assured Shorthold Tenancy (AST).
This is a standard document for renting rooms and properties.
Our initial tenancy duration is for 6 months.
Thereafter, the contract will roll onto a periodic (month by month) term, giving sharers flexibility when needing to move.
Deposits
You pay a deposit equivalent to one month’s rent.
This is registered with the Deposit Protection Service and is administered in accordance with their terms and conditions.
Deposits must be paid in advance to moving in and payments cleared prior to moving.
OTHER FEES
In some properties there are washing machines and tumble dryers which operate on a coin system to encourage sensible usage.

No check in fees apply for tenancies commencing on or after 1 June 2019
CHECK OUT
No check out fees apply for tenancies commencing on or after 1 June 2019
REFERENCING
We will require:
1. Employers Reference
2. Previous Landlord Reference
(if applicable)
3. Copy of 3 months Bank Statements
In Bristol a Right to Rent Check
is required; we will need to see:
1. UK / EU – Your original Passport
2. Outside UK / EU – VISA to show you have the right to live and work in the UK (or other depending on your circumstances)
SMOKING
To maintain a clean and safe environment our houses are non - smoking and non - vaping.
Sharers who smoke / vape are welcome, but smoking / vaping is only allowed outside the house and cigarette bins are provided in our gardens.

The price of the room depends on the property location, property facilities, room size and position within the house.
All rooms are offered on a Single Occupancy Basis only.
As a guide:
Small Double Rooms - £450 – £495 per month
Medium Double Rooms - £500 – £545 per month
Large Double Rooms - £550 – £600 per month
Ensuite Double Rooms - £605 - £750 per month
All prices are inclusive of gas, electricity, water, council tax, wireless broadband, weekly cleaner and garden maintenance.
